Bringing Solar to Scale: 45 Sites, 82 Megawatts Across Illinois

Prologis recently launched the first of 45 rooftop community solar installations across Illinois. Once fully built out, the program will total 82 megawatts of capacity. It is one of the largest of its kind in the state and is expected to generate enough electricity to power up to 10,000 homes. The Chicago-area Franklin Park 3 property, which generates 1.56 megawatts of solar capacity, is delivering reliable power to the grid.

This new program in Illinois aims to broaden access to renewable energy by allowing households and businesses to subscribe to shared solar installations and receive credits on their utility bills. More than half of the energy credits will be directed to income-qualified households, expanding access to renewable energy in underserved communities in the Chicago area and beyond.  

Illinois has emerged as a national leader in community solar, thanks to state legislation that created strong financial incentives, streamlined project approvals and expanded access for residents and businesses. Since the passage of legislation in Illinois, community solar capacity in the state has grown more than 400 percent. These policies allow us to leverage our rooftops to provide reliable energy and impact on our customers and the community in the area.

Logistics Real Estate Supports a More Resilient Energy Grid

Dozens of rooftop arrays are currently in development in the Chicagoland region and are expected to come online within the next two years. Together, they will deliver renewable power to thousands of customers served by ComEd, the regional electric utility, including households, local businesses and Prologis customers—without the need for onsite solar panels.

How Does Community Solar Work?

Prologis develops, owns and maintains community solar projects on its properties. Community solar projects are intended to support local grid reliability and provide cost savings to subscribers.  

Our community solar program allows residents and businesses to receive bill credits via ComEd after enrolling through third-party providers.  Our development partners, like SunVest for this portfolio, manage project design and grid interconnection, while ComEd handles power distribution. The initiative aligns with Prologis’ goal of reaching 1 gigawatt of installed solar and storage capacity globally by year-end.
