At first glance, the floor inside Prologis’ Venlo DC9 in the south of the Netherlands looks like any other warehouse floor. In practice, it serves as a real-world comparison site, where innovative flooring systems—each previously used in other Prologis buildings—are evaluated side by side under forklifts, pallets and the constant demands of a working supply chain.

One thing that is the same for our customers is the growing pressure they face from governments, customers and/or investors to reduce emissions. Given the differences in their businesses, they require spaces tailor-made to their needs – including their sustainability needs. 

What if we could build an industrial building that generates more power than it consumes? Built with sustainable materials? A building that is truly net zero?

Prologis’ Eindhoven DC4 warehouse in the Netherlands is that building. This innovative building has made history as the world’s first industrial building to receive Zero Carbon Certification from the International Living Future Institute (ILFI). A global organization, ILFI assesses projects and buildings on sustainability throughout their lifecycle.

After making two acquisitions, a food and beverage company wanted to combine three logistics operations into single warehouses to gain operational efficiencies. The challenge was to merge without disrupting fulfillment during peak sales seasons.

The Inland Empire of California, a large region to the east of Los Angeles, has emerged as a significant big box and warehouse distribution hub for the greater Southern California region. The attractiveness of the area is why Prologis began speculative development of the new West Ontario Logistics Center (WOLC) on a 56-acre site in Ontario, within Inland Empire West, the premier submarket.

This manufacturer was enjoying booming business growth and piecing together small local warehouses to serve its operations, but rapid expansion demanded a larger, more modern logistics real estate solution.

When working with a customer for the first time, Prologis relies on proven build-to-suit (BTS) development skills, a commitment to the long-term ownership of buildings and transparency in planning new projects. Such was the case when building a 587,563 square foot custom distribution center, the largest for this multinational manufacturer’s Latin America Division, to serve the company’s operations in Mexico, Central America, the Caribbean and the Andean Region. Located in Apodaca, Nuevo Leon, part of the Monterrey Metropolitan Area, this regional distribution center supports the company’s logistics activities in the region.

Order fulfillment is demanding all year for e-commerce customers, but the holiday shopping season is particularly challenging. Prologis learned of the customer’s need for a new 855,000 square foot building in the Phoenix area to serve holiday shoppers, but the customer hadn’t chosen a specific location and was concerned the development process couldn’t be completed in time.

Prologis’ build-to-suit project for BMW Group at Prologis Park Bratislava was a complex and highly specific design project to build a facility that could fulfil the role of the German carmaker’s spare parts distribution hub for all of Central Europe. The park’s strategic location on the pan-European Corridor IV was also key to the decision to site the distribution hub there.

An established long-term global partnership allows Prologis to provide efficient and strategic support for the ongoing growth of XPO Logistics, which relies on Prologis to develop state-of-the-art buildings tailored to its needs.

Prologis developed a custom-designed distribution center for Gardman, enabling the garden products supplier to consolidate operations and relocate to Daventry.

Prologis build-to-suit for BMW Group enables fast and efficient provisioning of rare, original BMW and MINI parts for clients around the world. This new parts warehouse solidifies BMW Group’s dedication to restructuring its central aftersales business in Germany.

In April 2017, Prologis delivered Prologis Park Koga 2, a two-story, 19,699 square meter build-to-suit facility for logistics solutions provider Hitachi Finenext Transport System.

Prologis delivered a 36,700 square meter build-to-suit extension for current park customer Coolblue, one of the largest online retailers in the Benelux, at Prologis Park Tilburg.  The new logistics space is an extension to a warehouse already leased by Coolblue. This build-to-suit is Coolblue’s third expansion, increasing the company's total space at the park to more than 100,000 square meters. 

Prologis’ ability to develop different types of logistics facilities—classified by a range of features, sizes and locations—to meet specific customer needs enabled the completion of two new Class-A build-to-suit (BTS) logistics facilities at Italy’s Interporto Bologna for SDA, the express delivery service of Poste Italiane. The first BTS is a nearly 260,000 square foot cross dock building that serves the Emilia Romagna region. The second is a new last-mile distribution center of 43,000 square feet dedicated to serving the city of Bologna. Combined, the facilities total more than 300,000 square feet, and both buildings host 750 employees.

Prologis Park Tsukuba 2, located in the greater Tokyo market, is a four-story, 110,800 square meter distribution facility that was completed in September 2020. The state-of-the-art warehouse is a build-to-suit (BTS) for ZOZO, a leading e-commerce company specializing in fashion.

In December 2016, Prologis delivered a 538,819-square foot build-to-suit for Fedway Associates, New Jersey's leading wine and spirits distributor. The build-to-suit has 48 dock doors and parking for 384 trailers and 257 cars.

The automaker is using the build-to-suit for parts distribution and as a training center for its mechanics. Features of the industrial warehouse include a 36-foot clear height and a 500-foot depth, a truck court measuring 130 feet by 185 feet, a 60-foot staging bay, parking for 176 cars and storage stalls for 40 trailers. Should the need arise, the site can expand by as much as 500,000 square feet (46,450 square meters).

Prologis delivered a 997,000 SF (92,615 SQM) build-to-suit for Amazon in Park Grande, Mexico City. The sustainably designed build-to-suit is part of the e-commerce giant’s consolidation and growth plan in Mexico, where they are aggressively expanding operations in the country’s largest cities. Given the exponential growth of e-commerce in Mexico City, where Prologis is the only developer doing such large-scale industrial projects, Amazon approached long-time partner Prologis to start the planning process for this build-to-suit. Already a large player in the market, Prologis leased Amazon’s first building in Mexico City to them in 2014. It was a 200,000 SF distribution center at Prologis Park Tres Ríos.
