Prologis Park Dortmund DC4 will be developed on a 68.7-acre brownfield site in the heart of Germany’s Rhine-Ruhr region. Located in Dortmund-Dorstfeld, the site offers direct access to major transport routes, including the A40, A45, and A2 highways, ensuring excellent connectivity to regional and national markets.
Four state-of-the-art logistics warehouses will be developed, offering up to 11 flexible units. These will be complemented by three modern commercial and light industrial buildings, designed to accommodate a further 11 units tailored to dynamic business needs.
Prologis plans to complete five halls over three years in three construction phases:
Phase I – Completion: December 2026
- DC4A with 36,200 sqm and DC4B with 26,300 sqm.
Phase II – Available: May 2027
- DC4C Light with 7,800 sqm and DC4C with 29,700 sqm.
Phase III – Available: August 2028
- DC4D with 11,500 sqm, DC4E Light with 9,900 sqm, and DC4 Businesspark with 8,400 sqm.
Dortmund DC4WARD is designed for flexibility, comfort, and future-ready operations, offering 24/7 usability and integrated mobility solutions. The project targets DGNB Platinum certification and incorporates intelligent features such as smart metering, energy-efficient LED lighting, and the integration of heat pumps to ensure optimized energy use. With infrastructure ready for e-mobility and up to 7 MW of solar energy capacity, Dortmund DC4WARD empowers businesses to operate more sustainably.
