Prologis delivered a 997,000 square foot (92,615 square meter) build-to-suit for a major e-commerce retailer in Park Grande, Mexico City. The sustainably designed build-to-suit is part of the e-commerce giant’s consolidation and growth plan in Mexico, where they are aggressively expanding operations in the country’s largest cities. Given the exponential growth of e-commerce in Mexico City, where Prologis is the only developer doing such large-scale industrial projects, the company approached Prologis to start the planning process for this build-to-suit. Already a large player in the market, Prologis had leased the company their first building in Mexico City in 2014, a 200,000 square foot distribution center at Prologis Park Tres Ríos. 

At Park Grande, Prologis was able to help the company with their space requirement of almost 1 million square feet. This build-to-suit, combined with the company’s other buildings in operation, will allow the e-commerce leader to meet its growth plans in coming years. The two companies have partnered on build-to-suits like the one at Park Grande in the past. As such, Prologis is very familiar with the retailer's advanced technical requirements and automation systems. 

This sustainable warehouse was designed with increased ventilation, low emitting building materials and ample daylight to improve the indoor air quality. Water efficient landscaping and indoor fixtures reduce the burden on the municipal water supply and wastewater systems.

This build-to-suit is one of two distribution centers of over one million square feet in the Park Grande complex. Prologis Park Grande is located just off Highway 57, which is also known as the NAFTA highway.  The Park is in a growing industrial area in Tepotzotlán Municipality. With a total land area of over 9 million square feet and net rentable space of 4 million square feet  (370,173 square meters), Park Grande will be the largest master-planned logistics park in Mexico upon completion. It is in a prime CTT location with toll-free access to México City as well as easy access to the main highways (Mexico City – Querétaro, Arco Norte and Circuito Exterior Mexiquense).
