Prologis Chief Investment Officer Mike Curless explained in a recent interview with NAREIT that Prologis targets a land bank representing a two-year supply. “We are strategically restocking land in key locations to maintain supply, but we are also mindful of not having too many years of supply because land can be dilutive to the balance sheet,” Mike said. “Our land bank is heavily geared toward the global markets, so we feel we’re well-positioned to do our best again in 2018.”
Prologis Chairman and CEO Hamid R. Moghadam spoke about the increasingly difficult process of acquiring land for development saying, “The pieces of flat land that you need in these major metro areas where we’re active are increasingly hard to come by.” Additionally, property in urban core areas often needs to be configured differently than traditional distribution centers due to limited space, scarce parking and operations tooled for high throughput distribution.
