In May 2018, Prologis delivered Tilburg DC5, a 25,803 square meter build-to-suit distribution facility for long-time customer Pantos Logistics in Southern Netherlands, where the leading Korean logistics provider’s growth required additional capacity.
The WELL Building Standard
The facility was designed according to the WELL Building Standard. While many building rating systems, such as BREEAM, assess the environmental performance of buildings, WELL focuses on building design and management that enhances health and quality of life in the work environment.
Incorporating health and well-being into building design is an example of Prologis’ long-term focus and innovative approach to environmental stewardship, social responsibility and governance—and how these factors are integrated into our customer-focused business strategy. By creating a pleasant and healthy work environment, Prologis provided Pantos with a unique added value for the company’s most important resource—its employees.
The WELL Building Standard encourages health and well-being by blending the outside and inside environments. The guidelines focus on seven categories of building performance: air, water, nourishment, light, fitness, comfort and mind. To develop a standard for people working in logistics and distribution centers, the International WELL Building Institute partnered with the Prologis Benelux team to create new guidelines.
Tilburg DC5
The team used the guidelines to develop Prologis Park Tilburg DC5, a build-to-suit for logistics provider Pantos. As a result, Tilburg DC5 is the first WELL-certified logistics real estate facility in Europe. The facility, including interior and offices, has roughly 66 WELL components that enhance workplace health. The facility also boasts several innovative features, such as a completely circular office interior.
Other features include:
- • Unique air filtration devices and green walls
- • Extensive use of natural lighting and skylights
- • Drinking water access throughout the facility via the Join the Pipe project, which creates water infrastructure in developing countries for every faucet placed
- • Outdoor recreation areas
“Building Tilburg DC5 was a great project to further develop the WELL building concept,” said Arthur van Kooij, head of project management Northern Europe. He adds, “Shifting toward a more human-centric approach is an eye-opener and leads to new insights to give our buildings an extra competitive edge. It pays off as soon as you step into the building and experience the space as a pleasant environment.”
Tilburg DC5 has been nominated for the MIPIM 2019 Awards in the category Best Industrial & Logistics Development. MIPIM, in Cannes, France, is one of the world’s largest real estate fairs. Each year at the event, the MIPIM Awards recognize exceptional real estate projects worldwide.
