LEED Gold-certified sustainably designed warehouses in São Paulo - Cajamar III B3100 and 3200

Prologis’ LEED Volume Program, which is used to certify all new core and shell projects in the Americas, demonstrates the company’s industry-leading commitment to sustainability. Cajamar III: Buildings 3100 and 3200, located in São Paulo, Brazil, were awarded LEED Gold certification under the company’s LEED Volume Program.

Both buildings have sustainable features that deliver social, environmental and economic benefits. Occupants benefit from a stronger connection with the natural environment by virtue of skylights that cross the building’s width to provide daylight throughout the warehouse space, and passive natural ventilation supplemented by mechanical fans to ensure adequate air flow and quality regardless of wind direction. To conserve water and diminish the park’s impact on water quality in the surrounding area, all wastewater from the project is treated onsite and reused for irrigation.

The two LEED Gold-certified sustainably designed warehouses in the Prologis CCP Cajamar III park are the latest additions to the master-planned complex located adjacent to the Rodoanel Ring Road near São Paulo. During the construction of Building 3100 (741,975 square feet), 79 percent of construction waste was diverted from landfills and 60 percent of construction materials were manufactured using recycled materials, with 29 percent made or extracted regionally. The warehouse also received points for other sustainable design features, including a bicycle storage and changing room, water-efficient landscaping and use of low-VOC materials in paints and flooring systems. Building 3200 (485,915 square feet), which shares many of these features, is fully occupied by Samsung.

For nearly a decade, Prologis has been working with its joint venture partner, CCP, to develop Class-A logistics space from the ground up in São Paulo and Rio de Janeiro. The Brazil portfolio today includes 23 buildings in eight parks, as well as several sites for future development.
