NASHVILLE INDUSTRIAL LOGISTICS AND WAREHOUSES

Prologis is the largest industrial property owner in Nashville, Tennessee, with 64 assets, totaling over 15 million square feet. Our local team works to serve over 200 customers from Prologis’ Downtown Nashville office. This “hometown” approach gives us an advantage over our competitors that have long-distance owners or are managed by a third party. The scale of our logistics real estate platform enables us to provide warehouse space for every type of customer need in all major sub-markets.

Fifty-four percent of our properties are in southeast Nashville in the LaVergne area, along the busy I-24 corridor, and are well positioned for regional and local distribution. In the Southeast submarket, we can accommodate customers who need 50,000 square feet to serve the city of Nashville or 300,000 square feet to serve regional areas. Our warehouses were constructed in the last five years to serve future growth and we are continually modernizing our existing assets to compete with newer product.

We also have properties in the east submarket, close to Nashville International Airport, Mount Juliet, and Lebanon. Our modern bulk distribution warehouses have strong labor availability, especially for customers with a manufacturing component. We are ready for future growth in the East submarket with almost one million square feet in the development pipeline. Our logistics facilities in Nashville’s Central Business Improvement District are within 15 minutes of the city’s center. These logistics properties are close to affluent in-town neighborhoods for Last Touch® delivery and are also well-positioned to serve the high-end construction trade.

Nashville Economic Drivers

Nashville has a rapidly growing metropolitan area of 1.8 million people and a diversifying economy. The market is anchored by a strong tourism sector, state government and manufacturing—with growth also driven by the healthcare and automotive sectors. The area has low-cost energy, an attractive climate, and cost-of-living advantages which has lured many major corporations to relocate to Nashville, increasing our labor force, residential development, and demand for consumer products. Our focus on logistics real estate has benefited from this increase in demand.
