Prologis SolarSmart is the easy way for Prologis customers to reduce their energy expenses and realize the benefits of solar power and green warehouse operations. Customers agree to buy clean solar power generated onsite at or below local utility rates There are no upfront costs and no obligations that extend past lease expiration. Prologis, the world’s leader in logistics real estate, delivers Prologis SolarSmart as a turnkey solution for customers.
No capital investment is required from our customers. All solar construction and maintenance costs are covered by Prologis. Customers pay for only the solar power generated through the Prologis SolarSmart program, as well as the power they continue to consume from the local utility.
Solar energy is not traditionally available in leased facilities, but we offer Prologis SolarSmart at suitable locations in markets were solar is economical. The first step to assess feasibility is by evaluating customer interval data. Today, customers in California and New Jersey are best suited to participate in Prologis SolarSmart, and we’ll expand to new markets soon.
4. Can I get renewable energy credits for the green power I consume?
In some locations yes, in others no. Solar approvals and financing is complex. Where possible, namely California, renewable energy credits (RECs) are available to Prologis SolarSmart customers, but in New Jersey RECs are retained by the local utility based on the regulatory framework. Participating customers will use solar for a portion of their energy use instead of grid power. In both states, customers can promote their use of clean energy.
5. How will this impact my current electric utility account and service?
Rooftop solar installations are typically connected to the local utility grid; we are not taking buildings “off grid.” The solar system will operate during the day, offsetting power from the grid. Your current utility connection will remain for reliability, evenings and consumption above the solar output. Customers’ existing utility accounts will remain intact. The solar power is a supplement to the existing utility connection. Prologis will post a standard electric bill and secondary solar bill to customer ledgers.
6. What is the typical contract term? What happens at the end of the contract term?
The Prologis SolarSmart agreement, a simple lease amendment, will be coterminus with your lease. You pay for only the energy used while while you occupy and/or legally possess the space. We leverage our long-term approach to building ownership by unlocking solar and delivering value for our customers, stakeholders and the planet.
The entire process is managed by Prologis. Most solar work takes place on the roof, in electrical rooms and outside of your operating space. A brief power outage will be required to connect the system and start delivering power savings to the building. We will carefully coordinate with you to plan construction activities and minimized disruptions.
Solar is a proven technology that produces power for decades. Regular inspections, preventive maintenance and scheduled cleanings will keep the system running well. The remote monitoring system will send alerts about issues promptly and provide insights into how the system performs.
9. What is the process to become a Prologis SolarSmart customer?
The process begins when you contact the utility company to request your interval data in an Excel format or by sharing the information through this portal (if your utility company allows it). Once we receive your interval data, it will take seven to 10 business days to assess your electrical needs, design a system, outline the savings and present a proposal. If you wish to proceed, the Prologis SolarSmart agreement is a short lease amendment.
10. If I have a billing concern, who do I contact?
Your property manager is still your first and best point of contact for billing and electricity concerns. We also have a team of dedicated energy professionals on staff to support our property managers. Together, they ensure accurate billing and a well-running system.
