Suzuken needed two facilities—one in the Osaka market as a strategic distribution center for Western Japan, and a second in the Tokyo market to serve Eastern Japan. Suzuken chose to partner with Prologis for several reasons. First, Suzuken has been a Prologis customer since 2006, when they leased a multi-tenant inventory facility in the Tokyo market. The relationship deepened when they leased another multi-tenant inventory facility in the Osaka market. This relationship, as well as Prologis’ ability to source land in strategic locations and our extensive development and construction management expertise, enabled us to deliver two top-quality build-to-suit warehouses on time. The two facilities will serve as the customer’s main distribution hubs in the Osaka and Tokyo markets.

Prologis Park Kobe 2 is in Kobe city, Hyogo prefecture, Osaka market—just 30 minutes from central Kobe. It has excellent access to the Sanyo Expressway to reach consumers in Western Japan. This build-to-suit serves as Suzuken’s primary distribution center for Western Japan.

Prologis Park Koga 1 is in Koga city in Ibaraki prefecture, Tokyo market. The facility offers excellent access to Tohoku Expressway through the Ken-O Expressway, which opened in March of 2016. This build-to-suit serves as Suzuken’s primary distribution center for Eastern Japan. 

Suzuken’s requirements for the two facilities included special features such as fixed temperature areas to maintain the quality of pharmaceutical inventory; secure storage; and sprinkler systems like those used in the U.S., which are rare in Japan because they are not required under Japanese law. In addition, seismic isolators secure the safety of people in the facility during earthquakes. The facilities also have emergency generators in the event that infrastructure is compromised and utility companies are unable to provide power. Both centers are located inland, where there is less risk of tsunamis. Finally, both facilities are equipped with LED lighting and insulated wall sandwich panels for energy efficiency.

To date, Prologis has developed three build-to-suit facilities for Suzuken, including Prologis Park Kobe, Prologis Park Kobe 2 and Prologis Park Koga 1.
