A key aspect of ProLogis’ overall sustainable development program is the work it does at so-called “brownfield” sites in North America, Asia and Europe.

Brownfields are industrial properties that typically suffer from soil or groundwater contamination. Environmental remediation is generally required before these sites can be redeveloped.

Brownfield work requires experience in a number of areas, including environmental regulation, specialty insurance and government-sponsored incentive programs. Solid working relationships with regulatory agencies and credibility with “old industry” land sellers are also key determinants of success.

But brownfield expertise can be a major advantage in gaining access to property for new industrial projects, especially in land-constrained markets like New Jersey, Japan and the United Kingdom.

Brownfield redevelopment can also deliver huge benefits to a community that is home to a polluted industrial property. Among them are remediation of contaminated land, restoration of wetlands and wildlife habitats, new jobs and an improved tax base.
